What is a Building Survey?
This comprehensive survey is designed with potential purchasers in mind and is more tailored to the customer's individual requirements. This type of survey will give you the greatest reassurance in your purchase.
It is intended for properties that are older (pre 1940), have an unusual construction or those that have been extensively altered. If you’re planning to do significant work or have major concerns about a property you should get this kind of survey done.
It is our most detailed survey and we spend considerable time at the property assessing its condition and pinpointing any problems (e.g. damp, subsidence etc) that may need attention now or in the future.
The Building Survey report will describe the construction of the property, comment on the condition of each element and highlight matters of concern. It will include detailed defect analysis and suggested remedies. We will also prepare an insurance reinstatement valuation.
Sometimes further investigations are required. There is no need to worry about this. Our building surveyors have access to a team of specialists in the Bristol, Gloucestershire, Wiltshire and north Somerset areas that can help.
Often unforeseen problems will cost the potential purchaser additional money. It’s certainly better to go into a sale with your eyes open. Because of its detail and unbiased advice, your building survey is a useful tool for buyers should you need to renegotiate the purchase price.
